The Large Group House Rental Checklist for Vermont Ski Trips

Booking a house for 10-16 people is a different exercise than booking a hotel. The questions you ask before booking determine how the trip actually goes.

Capacity and Sleeping Arrangements

Get the specific breakdown: how many king beds, queens, full beds, bunks, or pullouts? For a group of 14 adults, make sure there are 14 real beds -- not 10 beds plus a pullout sofa you're counting on for comfort. Ask whether bunk beds are full-size or twin. Full-size bunks work for adults; twin bunks are uncomfortable for most people over 5'8".

Bathrooms

Ask specifically: how many full bathrooms (tub/shower plus toilet plus sink)? How many half baths? Are any bedrooms ensuite? A good ratio: at least one bathroom per 3-4 guests, with at least two full bathrooms total.

Kitchen

  • How many refrigerators? Two is standard for large groups; one is a problem.
  • Full oven range or compact? You need full-size for group cooking.
  • Dishwasher? Essential for large groups.
  • Seating for the full group at a single indoor dining table?

Parking

Confirm how many cars can park at the property and whether the driveway is plowed after snowfall. Mountain properties often have steep driveways that require all-wheel drive in heavy snow.

Hot Tub

  • What is the capacity? 8-person vs 4-person matters for a group of 12.
  • When was it last serviced?
  • Ask directly: has the hot tub had any issues in the past year?

Questions to Ask the Owner Directly

  1. What's the most common issue guests run into during their stay?
  2. Is there anything about the property that's different from what you'd guess from the photos?
  3. Who is our point of contact if something needs attention during our stay?
